Laura’s Room accommodates a maximum of two registered guests, including
children. Only one room reservation is currently accepted at a time,
creating a more personal experience than a traditional hotel or
multiroom inn.

Rates may vary during the Azalea Festival, holidays, local festivals,
Oklahoma Murder Mystery dates, and other high-demand periods and may
require a two-night minimum stay. Your final rate will be confirmed
before payment is requested.

Fears House is an owner-occupied residence. Guests share certain
spaces with the resident hosts while maintaining the privacy of their
bedroom.

Bathroom Arrangement
Laura’s Room does not have an en suite bathroom. Guests use a shared
full bathroom upstairs and a shared half bathroom downstairs. Both are
located outside the guest room.
We want guests to understand this arrangement before booking so they can
determine whether the room is the right fit for their stay.

The upstairs bathroom is getting a fresh coat of charm. New

The Paintbrushes Are Still Busy
The downstairs half bath will make its proper debut as soon as the
finishing touches are complete.

Accessibility
Entrance steps are required to enter the house. Laura’s Room and the
shared full bathroom are upstairs and require climbing an interior
staircase.
The house also contains original or uneven flooring, raised
thresholds, and other features commonly found in older residences. It
does not have an elevator or wheelchair ramp and is not wheelchair
accessible.
Please contact us before requesting a reservation if you have
mobility, balance, vision, or other accessibility concerns. We will
provide additional information to help you determine whether the
property will meet your needs.

Many furnishings, decorative objects, and architectural features
inside Fears House are historic, fragile, or difficult to replace.
- Use coasters on furniture and wood surfaces.
- Place luggage on the provided luggage rack.
- Do not move furniture, artwork, rugs, or decorative objects.
- Ask before handling any displayed item.
- Keep food and beverages in approved areas.
Some displayed items may be available for purchase. If something
interests you, please ask.
The house maintains an inventory of its furnishings and displays.
Missing or damaged property may be charged to the payment card on file
in accordance with the Guest Policies and Reservation Agreement.

welcoming porch, and intimate atmosphere, Fears House may be available
for select private events and creative productions.
This is not a conventional banquet hall. It is a historic,
owner-occupied residence best suited to smaller gatherings where the
surroundings become part of the experience.

A Personalized Event Experience
Capacity, available rooms, setup time, food and beverage arrangements,
parking, staffing, lodging, and pricing will depend on the size and
nature of the event.
Overnight lodging in Laura’s Room may be available with an approved
event but is not automatically included.
To protect the property, certain decorations and materials are
prohibited, including glitter, confetti, open flames, nails, pins, and
adhesives or materials likely to stain, scratch, or damage historic
surfaces.

A house rooted in Muskogee history
The History of Fears House
Built circa 1910, Fears House stands in one of Muskogee’s earliest
prominent residential neighborhoods.
A Colonial Revival Home
The approximately 2,600-square-foot Colonial Revival residence
features a stone foundation, traditional wood lap siding, a full
basement, an attic, and an original carriage house.
Inside, hardwood floors, stained-glass windows, period lighting,
built-in wooden seating, a built-in china cabinet, and other surviving
details reflect the quality and craftsmanship of an earlier era.
Today, Fears House remains a lived-in home. Our goal is to preserve
its architectural character while giving guests the opportunity to
experience it as part of a welcoming residence.

The family behind the name
Judge Fears and Founders’ Place
The property was originally owned by Judge Stockton Summerfield Fears
and his wife, Anna DeWees Bruce Fears.
Before the neighborhood developed, Judge Fears owned much of the
surrounding land as a cattle ranch and farm. During the early 1900s,
portions of that land were sold for residential development, helping
establish the neighborhood that became Founders’ Place.
The growing area attracted many of Muskogee’s physicians, attorneys,
politicians, and business leaders.
The Fears family’s connection to the home, surrounding land, and early
development of the neighborhood is why the residence continues to be
known as Fears House.
Nationally recognized
Founders’ Place Historic District
Founders’ Place reflects Muskogee’s rapid growth during Indian
Territory, Oklahoma statehood, and the first half of the twentieth
century.
Muskogee was incorporated as a city in 1898, nine years before
Oklahoma achieved statehood. During this extraordinary period of
expansion, the city became known as the “Wonder City of the
Southwest.”
The Founders’ Place area was once considered as a possible location
for an Indian Territory capitol. Today, the neighborhood is listed on
the National Register of Historic Places and recognized for its
connection to Muskogee’s early development and its collection of
historic architecture.
An overnight stay at Fears House offers the uncommon opportunity to
experience this history from inside one of the neighborhood’s early
homes.

gardens, lakes, walking areas, and seasonal scenery.
Each spring, the park becomes the centerpiece of the celebrated
Azalea Festival, drawing visitors from across Oklahoma and beyond.

What time is check-in?
Standard check-in is by appointment between 3:00 p.m. and 6:00 p.m.
Please provide an estimated arrival time because Fears House is a
private residence and may remain locked. Early or late arrival
requires advance approval.
What time is checkout?
Checkout is no later than 12:00 p.m. Late checkout requires advance
approval and may result in an additional charge.
How many guests can stay in Laura’s Room?
The maximum occupancy is two registered guests, including children.
Only guests listed on the reservation may stay overnight.
Does the room have a private bathroom?
No. Guests use a shared full bathroom upstairs and a shared half
bathroom downstairs.
Is breakfast included?
Yes. Homemade breakfast is included for registered overnight guests
unless the reservation states otherwise.
A typical breakfast may include bacon, eggs, pancakes, breakfast
potatoes, coffee, tea, and juice. Menu selections may vary.
Can you accommodate food allergies?
Serious food allergies and dietary restrictions must be disclosed at
least 72 hours before arrival.
We will make reasonable efforts to accommodate advance requests, but
our kitchen is not allergen-free and we cannot guarantee the absence
of cross-contact.
Is Fears House wheelchair accessible?
No. Entrance steps are required, and Laura’s Room and the full
bathroom are upstairs.
The property also contains uneven flooring and raised thresholds. It
does not have an elevator or wheelchair ramp.

Are children allowed?
Yes, provided the room’s maximum occupancy is not exceeded.
The house is not childproofed and contains stairs, antiques, fragile
objects, and restricted areas. Children must be actively supervised
by a responsible adult.
Are pets allowed?
Pets are not permitted. Requests involving trained service animals
will be handled in accordance with applicable law.
Is smoking allowed outside?
No. Smoking and vaping are prohibited throughout the property,
including the house, porches, patios, yards, driveway, carriage
house, and outbuildings.
Is alcohol allowed?
Registered guests age 21 or older may consume alcohol responsibly.
Severe intoxication, excessive noise, threatening or unsafe
behavior, illegal activity, and conduct that disturbs the household
or surrounding neighborhood are prohibited.
Are events held at the house?
Yes. The property may occasionally host Oklahoma Murder Mystery
dinners, paranormal investigations, history tours, private
gatherings, filming, and other approved events.
Fears House Bed & Breakfast and Oklahoma Murder Mystery are separate
offerings operated by Valdez Entertainment LLC at the same property.
Events known at the time of booking will be disclosed before the
reservation is confirmed. If an event is added later, guests will be
informed as soon as reasonably practical.
Event admission is not included with lodging unless specifically
stated.
Is a payment card kept on file?
Yes. A valid payment card must remain securely on file until the
post-checkout inspection is complete.
In accordance with the signed authorization and Guest Policies,
documented charges may be made for unpaid balances, missing
property, damage, excessive cleaning, smoke remediation,
unauthorized guests, lost keys, unapproved late checkout, or other
costs caused by a policy violation.
What is the cancellation policy?
A first-night deposit is required to confirm a reservation. This
deposit includes a $30 nonrefundable booking and processing fee.
The remaining balance is due seven days before arrival. Reservations
made fewer than seven days before arrival must be paid in full when
booked.
Cancellations made at least 14 days before arrival may be refunded,
less the $30 booking fee and any processing fees not returned to us.
Cancellations made fewer than 14 days before arrival are
nonrefundable.
Holiday, festival, special-event, and other high-demand reservations
may be designated as nonrefundable at the time of booking and may
require a two-night minimum.
May visitors enter Laura’s Room?
No. Only registered overnight guests may enter Laura’s Room.
Visitors may enter approved common areas only with advance
permission from the hosts.
Can I hold a gathering or photo shoot during my stay?
Not without advance approval.
Parties, gatherings, photography sessions, filming, and other
commercial activities require a separate agreement and may involve
additional fees.
Are displayed items available for purchase?
Some items may be available for purchase. Please ask before handling
or removing anything.
