No. Smoking and vaping are prohibited throughout the property, including the house, porches, patios, yards, driveway, carriage house, and outbuildings.

Yes. The property may occasionally host Oklahoma Murder Mystery dinners, paranormal investigations, history tours, private gatherings, filming, and other approved events.

Fears House Bed & Breakfast and Oklahoma Murder Mystery are separate offerings operated by Valdez Entertainment LLC at the same property.

Events known at the time of booking will be disclosed before the reservation is confirmed. If an event is added later, guests will be informed as soon as reasonably practical.

Event admission is not included with lodging unless specifically stated.

Yes. A valid payment card must remain securely on file until the post-checkout inspection is complete.

In accordance with the signed authorization and Guest Policies, documented charges may be made for unpaid balances, missing property, damage, excessive cleaning, smoke remediation, unauthorized guests, lost keys, unapproved late checkout, or other costs caused by a policy violation.

A first-night deposit is required to confirm a reservation. This deposit includes a $30 nonrefundable booking and processing fee.

The remaining balance is due seven days before arrival. Reservations made fewer than seven days before arrival must be paid in full when booked.

Cancellations made at least 14 days before arrival may be refunded, less the $30 booking fee and any processing fees not returned to us.

Cancellations made fewer than 14 days before arrival are nonrefundable.

Holiday, festival, special-event, and other high-demand reservations may be designated as nonrefundable at the time of booking and may require a two-night minimum.

No. Only registered overnight guests may enter Laura’s Room. Visitors may enter approved common areas only with advance permission from the hosts.
